Walk-In Cooler & Freezer Financing in Ontario & Canada

Last reviewed May 2026

Commercial walk-in coolers and freezers are five-figure investments. Most operators don't pay them from cash. We work with two established Canadian equipment financing partners, Grenke Leasing and Econolease, so you can spread a walk-in install across monthly payments, keep working capital free for inventory and staffing, and structure the deal so the cooler starts earning before the loan closes. We handle the introduction. The financing partner handles approval. We deliver the install.

FAQ

Questions buyers ask first.

Can I finance a walk-in cooler installation in Ontario?

Yes. Walk-in cooler and freezer installations are standard equipment-finance products in Canada. Most operators we install for finance the project through an equipment financing partner. We work with Grenke Leasing and Econolease and introduce you to whichever fits the deal; you apply directly with them. Approval is typically based on business cash flow, time in business, and personal credit, in roughly that order.

How fast is approval?

Most applications get a yes-or-no decision within one to three business days. Larger or more complex deals sometimes take a week because the underwriting is heavier, but for a standard restaurant or grocery walk-in the answer comes back fast. We can usually start the build the same week the approval lands.

What term lengths are available?

Standard terms run 12 to 60 months. 60 months is the most common for new walk-in coolers and freezers because the monthly payment lands in a manageable range and the equipment lifespan justifies the term. Shorter terms (24 to 36 months) are common for used and refurbished equipment.

Can I get approved with less-than-perfect credit?

Equipment financing is secured by the equipment itself, which gives lenders more flexibility than unsecured business loans. Less-than-perfect credit may mean a higher rate, a shorter term, or a larger first payment, but the door is rarely closed. A first-time operator with no business credit history can sometimes still qualify on personal credit plus a co-signer.

Is $0 down available?

$0 down structures exist and are common in the Canadian equipment-finance market. Whether you qualify depends on the partner, your credit profile, and the deal size. Some partners offer $0 down only on new equipment; some extend it to used. The trade-off is typically a slightly higher rate or first-and-last-month payment up front instead of a deposit.

Is financing different from leasing a walk-in?

Yes, in tax and ownership terms. An operating lease is treated like rent; payments are typically deductible as an operating expense, and the lender owns the equipment until you exercise a buyout. A finance lease (or equipment loan) treats the cooler as an asset you own, which you then depreciate. Most operators we work with choose finance lease because they want the cooler on their balance sheet. Ask your accountant which structure fits your tax position.

What about tax — is a financed walk-in deductible?

Both operating lease payments and finance lease interest are typically deductible business expenses in Canada. Equipment under a finance lease can also be depreciated under CCA Class 8 or related classes. The specifics depend on your business structure, province, and accountant's strategy. This page is general information, not tax advice. Confirm the treatment with your accountant before signing.

Do you handle the financing in-house?

No, and that's by design. We're a walk-in cooler builder, not a lender. Keeping financing at arm's length with established equipment finance partners (Grenke Leasing and Econolease) means you get competitive rates, real underwriting, and a paper trail that's clean for your accountant. Our job is to build the cooler. The partner's job is to fund it.
